Purpose
The purpose of this position is to intentionally foster a workplace culture aligned with the organization's values, mission, strategy, and overall vision. The role is responsible for leading a team, developing project plans and budgets, and ensuring properties meet building systems performance expectations. This position will also deliver exceptional customer service and maintain the physical condition and curb appeal of the properties by carrying out the following responsibilities:
Responsibilities
- Oversee the operations and performance of a portfolio of properties.
- Lead, mentor, and develop a team of Building Operators.
- Manage workforce planning, scheduling, training, and team performance.
- Participate in talent management activities, including recruitment, onboarding, and employee development.
- Foster a culture of collaboration, safety, accountability, and continuous improvement.
- Assess training needs and ensure the team is prepared for daily operations and emergency situations.
- Oversee contractors and service providers while prioritizing in-house execution whenever feasible.
- Ensure the operation, maintenance, and optimization of mechanical, electrical, HVAC, BAS, life safety, and building envelope systems.
- Oversee preventive and corrective maintenance programs, regulatory inspections, and emergency response activities.
- Collaborate with Property Management, Development, and Construction teams to support operations and capital projects.
- Manage service contracts, vendors, operating budgets, and capital expenditures.
- Ensure compliance with health and safety standards, corporate policies, and regulatory requirements.
- Deliver high-quality tenant service and efficiently manage maintenance requests through Yardi FM.
- Monitor key performance indicators (KPIs) and implement continuous improvement initiatives.
- Oversee inspections, testing, and compliance of critical equipment, including fire protection systems.
- Participate in vacant suite preparation, tenant improvement projects, and construction-to-operations transitions.
- Respond to emergency calls and operational needs outside of regular business hours as required.
- Collaborate closely with real estate teams, tenants, vendors, and external partners.
- Support sustainability, energy management, and occupant engagement initiatives.
- Contribute to environmental certifications, including BOMA, LEED, and WELL.
- Perform other related duties as required.

Qualifications
- Minimum of 5 years of experience in facilities operations, including HVAC/BAS, plumbing, electrical systems, fire alarm systems, and other related building systems and equipment.
- Minimum of 3 years of leadership experience.
- Experience managing maintenance and construction projects.
- Experience with budget management and performance tracking through KPIs.
- Experience developing and implementing best practices and operational policies.
- Experience using CMMS systems for work order and service request management.
- Strong knowledge of HVAC, BAS, mechanical, electrical, plumbing, and life safety systems.
- Solid understanding of applicable codes, standards, regulations, and health and safety practices.
- Ability to read and interpret technical drawings and specifications.
- Knowledge of sustainability practices, energy management, and ESG requirements.
- BES I & II, SMT/SMA, Fourth Class Power Engineer certification, or equivalent.
- Facility Manager certification (or equivalent), or progress toward certification, is considered an asset.
